5 story former Brewhouse


Building information

* Built as the brewhouse in 1897 for the Dick & Bros Brewery
* Super heavy duty steel and brick construction (former fallout shelter)
* 5 stories, 100 feet tall
* Mississippi River views from the upper floors
* Each of the 5 floors (and the basement too) is divided down the middle north to south by a common supporting wall. The approx sq footage per floor is 3,000 with 1,600 on the west side and 1,400 on the east. The 2nd floor East has an added mezzanine level.
* The electrical system is minimal (it supported offices / showrooms on the first floor and lights on the others).
* There is no functioning HVAC system in the building.
* Very minimal plumbing in the building
* Freight elevator is older (drum type) but has been maintained (some modernization). It services all floors (basement thru 5th).
* Roof looks to be tar over shingle. it is over concrete on the west side (same as the floor system throughout the building) and over wood on the east side. See 5th Floor pics.
* A local architectural and engineering firm did both a structural and environmental (including elevator) review of the building 2 years ago. It is comprehensive and they found nothing of concern (save some lead paint) and overall were very impressed with both the build of the structure and it’s current state.
* Local zoning allows for almost anything or combination of anything (save heavy industrial).
